I finally had the chance to visit St. Louis to look at all the excellent , St. Louis real estate deals I had been hearing about, and now I feel like a kid in a candy store. There are so many excellent real estate deals in St. Louis, that I am almost giddy about how much money there is to be made in St. Louis. Picture this, find a property for $65,000 that is worth $130,000 after you make the repairs. We find a source for you to use hard money, which is private money disguised in corporate clothing. You don’t have any money to put out of pocket, fix up the property, then get a conventional loan on the property and pull some cash out. Is that crazy? You can find all the St. Louis deals in the area and do this on each one of them, and make yourself a nice little return. We are currently analyzing a deal in St. Louis that after a three year hold on the property, will net us a profit of $53,000 and will give us a 385% return on investment. Should I Go With Budget Motor Insurance?



Question: Is budget motor insurance a good idea? I am a good driver and am not looking to spend a fortune on my motor insurance. The company seems well respected, but the coverage is fairly low. Any advice?

Answer? Budget motor insurance is fine, but not if it does not provide the coverage you need to protect your assets in case of a claim.

We advise people again and again to look for the lowest price in car insurance, but not at the expense of coverage. You do not want to find yourself in a situation that is going to cost you a lot of out of pocket money just to save a few bucks a month.

We would suggest calling the budget insurance company that offered you the low quote and ask how much it would cost to reach a coverage level you are comfortable with. If they are really offering a less expensive policy then it is likely it will be less expensive at every level of coverage.

Budget motor insurance can be found without compromising coverage levels. Do what you have been doing, but also call companies individually and request a quote. Make it clear to the person you speak to you do not want an estimate, but an actual quote.

Controlled Calorie Low Carb Diet



Let’s have a look at a controlled calorie low carb diet. Watching calories, and reducing the number of carbs in your eating plan, is one way to watch your weight. For a vegetarian this can be a challenging way to eat. Most of the research that I have read would suggest that this is not a good long-term solution to a healthy eating plan, not even for weight loss purposes. Try and get your protein from organic, grange fed chicken, eggs, eating fish high in nutrients, like tilapia and North Atlantic salmon. Even better use legumes, lintels and small quantities of nuts and seeds or butters made from them. Sprouted grain breads and roles are good choices. They have great nutritional value, gives you something to bite into that will satisfy those cravings but will provide long lasting satisfaction.

A good controlled calorie low carb diet means eating less junk and making sure that every calorie that we eat has ample nutrition in it. Avoid the so called “empty” calories at all cost!

How Low Carb Diets Work



Many people are confused about how low carb diets work. It doesn’t make sense to them that you can eat more fat and protein than is traditionally called for and still lose weight.

A low carb diet plan greatly restricts the amount of carbohydrates you consume, as compared with a traditional North American diet, or even compared with a low fat diet. While our bodies would usually burn stored carbohydrates for energy, low carb eating forces the body to burn more stored fat instead. When this happens, your body produces chemicals called “ketones”. Ketones result when your kidneys convert fat to soluble waste. Getting your body to reach this point is one of the goals of a low carbohydrate diet.

There is a scientific reason behind the development of this diet. Dr. Robert Atkins first introduced the concept of eating a low carbohydrate diet in the 1970s. He noticed that primitive people consumed a diet of mostly meat, vegetables and some fruit. Because this diet was in existence for thousands of years before the development of agriculture, Atkins concluded that the reason most people had difficulty losing weight and keeping it off is that we are eating contrary to the way our digestive system is set up. In other words, our bodies do not support eating wheat, barley and other grains and sugars.

In the 1990s the diet seemed to be rediscovered and became known as the Atkins New Diet Revolution. Since the reemergence of the Atkins diet, other low carb diets have been developed that are variations of it. The Zone Diet, the Stillman Diet, the Hollywood Diet, the Ketogenic Diet and the South Beach Diet are all based on the idea of eating fewer carbohydrates. They all advise eating more protein and limited carbs and inducing the body to burn its own fat.

Low carb diet plans differ somewhat in the amount of carbohydrates they allow, but all advise cutting out all white or starchy foods. The most strict is the 20 gram per day carb limit of the initial stage of Atkins, plus some of the other diet plans. The 20 grams is generally derived from salads and non-starchy vegetables, plus the trace amounts of carbs in sauces, dressings and cheeses.

In the first stages of a low carbohydrate diet, dieters are not allowed to have any milk, fruits, grains, cereals, pasta, breads or “high glycemic index” vegetables such as potatoes, peas, corn and carrots. The missing carbs are replaced with ample amounts of protein.

This is a very low amount of carbohydrate when compared with the large amounts of pasta and grains advised by traditional low fat diet recommendations, so this diet has become quite controversial. Butter is also included, which is another reason for the controversy over low carbohydrate eating plans. The butter is recommended because fat slows down the absorption of carbohydrates into the body and helps to maintain an even blood sugar level.

FEATURE-Broadway finds show fundraising tougher amid crisis

NEW YORK, Jan 12 (Reuters) - Broadway producers are finding it tough to attract investors for new productions as the global financial crisis begins to take a toll on the Great White Way.

And sluggish tickets sales have caused the closure of shows, adding to the sense of gloom on Broadway.

While several shows traditionally close at the start of the year to make way for new productions ahead of the Tony Awards, more than usual are taking their final bow — 12 shows have finished and another four are due to close by Feb. 28.

The economic turmoil “certainly had an impact on my show and on a number of shows that might have made it through this coming summer,” said producer Margo Lion, whose show “Hairspray” closed on Jan. 4 after more than six years on Broadway.

Several shows could not secure the financing needed to open in the coming months — “Godspell,” “Vanities” and “For Colored Girls” — and producers blamed the economy, said Charlotte St. Martin, executive director of trade group The Broadway League.

“It’s not uncommon for shows not to get financing if they’re not sure-fire hits in tough economic times,” St. Martin said. “Even in great times, a lot of shows don’t get financed.”

“Hair” was a hit on Broadway and London’s West End in the 1960s, but Andrew Hamingson, executive director of New York’s Public Theater, which will bring “Hair” back to Broadway in March, said lining up investors for the show was difficult.

“At the time we were out looking for investors for the show it was at the same moment … when all those companies (like Lehman Brothers and Merrill Lynch) either disappeared or they were acquired by other companies,” Hamingson said.

Stop Men Snoring Today



You probably know at least one person who snores. It could be your partner, parents, grandparents, or even Uncle Ned or Aunt Sophie that snore at various noise levels.

Some laugh and make jokes about it, but it can be a symptom of a serious disorder called obstructive sleep apnea. And if it is obstructive sleep apnea, then it is no laughing matter; that individual needs to get evaluated by a sleep specialist.

Snoring is a noise produced when an individual breathes (usually produced when inhaling) during sleep, which in turn causes vibration of the soft palate and uvula (that thing that hangs down in the back of the throat).

The word “apnea” means the absence of breathing. Unfortunately, men are hit with more bouts of disruptive snoring than women. Sorry guys, but even if you don’t think you snore, you probably do.

The most important point to make about the treatment of Obstructive Sleep Apnea (OSA), or Snoring Syndrome, is that effective treatment requires several related problems to be treated simultaneously. At least the following need to be addressed:

Lifestyle factors
The impression is growing that to a large extent, many cases of obstructive sleep apnea and snoring may be related to Western culture. The risk of significant obstructive sleep apnea increases with the numerous factors described below, many of which are problems currently rampant in our society. Correction of OSA generally requires that these factors be eliminated. At times, elimination of these factors completely resolves the problem.

Weight
Excessive weight brought about by a sedentary lifestyle, too many rich foods, or by medically related situations such as thyroid problems, is probably the leading factor contributing to OSA. Bed partners almost invariably make the observation that the larger their snoring spouse becomes, the louder the snoring bellows, and the more often they hear snoring pauses followed by snorts, and a resumption of breathing (i.e., apneas — episodes of obstructed breathing). Conversely, in a large percentage of patients, weight loss down to an ideal weight has reversed the process.

Smoking
Smoking has numerous undesirable effects on the body. Most pertinent to OSA are the obstructions to the airway which cigarette smoking causes: swelling of the mucous membrane in the nose, swelling of the tissue in the throat, and blockage of the small vessels in the lungs. Therefore, add this to another list of reasons why you should stop this nasty habit.

Alcohol
It is the partial collapse of the airway (breathing tube between nose, mouth and lungs) that is the immediate cause of snoring, and its complete collapse that is the immediate cause of apnea. Alcohol causes too great a relaxation of the airway during sleep. This, and other effects of alcohol on the body, means that it can either cause or greatly contribute to the development of loud snoring and apnea.

Organization of sleep
There are two periods of sleep which, given the right circumstances, are especially vulnerable to the development of unstable breathing. These are Stage 1 sleep, which should only occur when a person is first falling asleep but can occur many times during the night if sleep is poor; and REM sleep, which is the time when dreaming most frequently occurs.

If a person has very unbalanced sleeping habits during the week, it can result in the development of very significant respiratory instability during sleep. It’s that simple: unstable sleeping patterns lead to unstable breathing. Therefore, all you need to do is regulate your sleep by getting at least 7.5 hours of it per night. Sometimes, this is all that is required.

Medical problems
Anything that can lead to a blockage of the nose, throat, or lungs potentially plays a role in the development of OSA.

Pertinent nasal problems include allergies to air-borne particles such as animal dander, and dryness of the nose because of a wood-burning stove. Factors that can block the throat include large tonsils, large adenoids, excessive amounts of fatty tissue, and at times, the enlargement of some of the complex tissue at the back of the throat. In these cases, surgery can help by removing unwanted or excess tissue.

Snoring can also be a symptom of diabetes or hypothyroidism. Therefore, sometimes the best treatment for snoring and apnea is to go to the source of the problem and treat the medical problem itself.
